Leasing a property with Birdsong Property Management is a straightforward process. Begin by exploring our available rental properties to find one that meets your requirements. After selecting a property, get in touch with our team to arrange a viewing and kick-start the leasing process. We’ll assist you with all the necessary steps and paperwork to secure your new rental home.
Paying rent is hassle-free with Birdsong Property Management. You can conveniently submit your rent payments online through our secure platform using a variety of payment methods, including credit/debit cards and bank transfers. To add more convenience, we also offer automatic payment options for a seamless rent payment experience.
Tenants are typically required to have a monthly income that is at least three times the monthly rent. Proof of income, such as pay stubs or tax returns, will be requested during the application process. Eligibility is also heavily determined based on applicant’s credit score.
Unless otherwise specified in your lease agreement, tenants are responsible for setting up and paying for utilities such as electricity, gas, water, and internet.
Our pet policy varies by property. Some properties allow pets with an additional deposit and monthly fee, while others may have restrictions. Please refer to the specific property’s listing or contact us for details. Service dogs are always welcomed.
The security deposit is held to cover potential damages beyond normal wear and tear. It will be returned within 21 days after lease termination, minus any deductions for repairs or unpaid balances.
Normal wear and tear refer to the expected deterioration of a property over time, such as minor carpet wear or fading paint. Damage beyond this, like holes in walls or broken fixtures, is not considered normal.
We will contact you prior to your lease expiration to discuss renewal options. If you wish to renew, please respond promptly to ensure a seamless continuation.
Upon lease signing, we will provide information on the utility providers for your property. It is your responsibility to contact them to establish service before moving in.
If you are locked out during business hours, contact our office for assistance. After hours, you may need to contact a locksmith at your expense.
You may decorate your unit with freestanding items. However, installing items that require drilling or nailing into walls, ceilings, or floors requires prior approval to prevent damage.
Rent is due on the [1st] of each month unless stated otherwise in your lease. We accept online payments through the tenant portal, as well as other methods specified in your lease agreement. Some leases may include a short grace period (e.g., 3-5 days). After this period, late fees may apply. Please refer to your lease for specific details.
